This guide summarizes the City of Saskatoon's published demolition requirements as of October 2026. Rules and forms change, so always confirm the current requirements on the City of Saskatoon demolition page or by calling Building Standards at 306-975-2645.
What the City asks for
- Tree permitUrban Forestry reviews every proposed demolition for its impact on City-owned trees. Apply for a tree permit at saskatoon.ca/treepermits.
- Water and sewer disconnectWater and wastewater services have to be disconnected. The City handles this through a service connection permit, and a refundable deposit may be required.
- Property taxes paidThe owner must confirm property taxes are paid up to date. This can be done when the water and sewer deposit is paid.
- Site planA site plan showing the buildings on the property. The site plan from your tree permit can be used if it shows the building locations.
- Declaration of Intent formThe City's Declaration of Intent form, available on the City of Saskatoon website.
- Asbestos Abatement Disclosure formRequired for every building constructed before 1990. It tells the City whether any asbestos will be disturbed or removed during the work.
- Demolition permit applicationSubmitted and tracked through the City's ePermitting portal at saskatoon.ca/ePermitting.
How long a demolition permit lasts
Demolition permits for houses and other ground-oriented homes, residential garages and their accessory buildings are valid for 60 days from the day they're issued. Other demolition permits are valid for two years. With only 60 days for a house or garage, it pays to have your demolition contractor lined up before the permit is issued.
Utilities: power and gas
Power and gas to the building must be safely disconnected before demolition. Contact your electricity provider (Saskatoon Light & Power or SaskPower, depending on your address) and SaskEnergy early, because disconnections are scheduled by them, not by your contractor. If any digging is involved, have underground lines located first.
Asbestos in older Saskatoon homes
Many Saskatoon houses and garages were built before 1990, which is why the City asks for the asbestos disclosure form. Materials like vermiculite insulation, drywall compound, textured ceilings and old flooring should be tested before demolition. If asbestos is found, it has to be removed properly before the building comes down. We coordinate that with our licensed abatement partner. See Asbestos & Abatement.
Outside Saskatoon
Martensville, Warman, Regina, Prince Albert, Moose Jaw and the rural municipalities each set their own rules. Some need a permit for any building removal, others only for larger structures. Check with the town, city or RM office where the property is, or ask us when you call for a quote.

Common questions
Do I need a permit to demolish a garage in Saskatoon?
Yes. Demolishing a residential garage in Saskatoon needs a demolition permit from the City, and the permit is valid for 60 days from the day it's issued. Small structures can have different rules, so confirm your project with the City of Saskatoon.

Permits for houses and other ground-oriented homes, residential garages and their accessory buildings are valid for 60 days. Other demolition permits are valid for two years.
Why does the City ask about asbestos?
Buildings constructed before 1990 can contain asbestos, so the City requires an Asbestos Abatement Disclosure form for them. It states whether asbestos will be disturbed or removed during the work.

Yes. We'll tell you what your project is likely to need, plan the work around your permit dates and coordinate abatement if it's required. Call 306-514-9820 or send photos through the quote form.
